A: The four main areas would be credit score, income, previous rental history, and criminal history. We recommend looking for good credit scores; a good credit score isn’t easy to get and shows fiscal responsibility. You will want to make sure that your prospective tenants can afford the property. So, as a general guideline, tenants shouldn’t be paying more than 1/3 of their income in rent. You will want to follow up with the prospective tenant’s current and previous landlords and make sure that they have: never been evicted, paid their rent on time, and kept the rental properties in good condition. You’ll also want to check the prospective tenant’s criminal history and make sure that this is a person you are comfortable renting to.
A: We here at Timely are extremely knowledgeable and know the pulse of our rental markets. We gauge the value of properties by comparing them to other similar properties that are currently on the rental market as well as comparing them to other properties that we manage. Our experienced team will get you the best value for your rental property.
A: The first step that we take is to thoroughly screen all applicants and recommend the most qualified applicants as tenants. Then we complete a detailed “pre move in” inspection to document the condition of the property upon move in. We use detailed inspection checklists created by the CAA (California Apartment Association) and thoroughly photograph the entire property. Next, we schedule periodic inspections of the property, or do so at the owner’s request. Upon inspection, we ensure that the tenants are complying with both the lease and any relevant legal codes. If any issues arise, we immediately take steps to correct the problem using vendors or through “notices to perform”. After move-out, we compare the current condition of the property with our move-in reports and photos. If the condition is different from move-in we give the tenants the opportunity to correct the issues, or we use deposit funds for professional cleaning services and or to correct any damage beyond normal wear and tear.

If you are experiencing any sort of flooding, immediately shut off the water to the property at the main water shut off or the valve behind the toilet or sink. Then contact our office if this is during normal business hours at (707) 588-9200. In the rare case that you can’t get a hold of us at the office or if it’s after hours, please call the 24 hour emergency maintenance line at (707) 393-8834. You can leave a voicemail or send a text message to this number. Please describe the problem, property address, and best number to reach you. For non-emergencies please call our office (not the emergency line) or submit a maintenance request through your tenant portal.
